I would seriously like to sell my house in about a year - I need time
to find a smaller place and paint and fix up this one. Is there a way
to time the event to have the best possible chance of selling in a
still slow market? Would it be a 4th house matter ? a second house
matter? And would it be according to when the house was built or
first sold ?? or use the owners birth chart? I need all the
advantages I can get. Thanks.

I am no expert in this area, but my advice would be to check what
periods of time are most harmoniously relating to your own chart. That
is, no troublesome transits to the ruler of the fourth. I would
definitely consider this a fourth house matter rather than a second
house one (if you use your own chart, if you use when the house was
built I guess it would be the first of that chart). Then again, if you
sell you will get money for it, so no bad aspects to the ruler of the
second either, if that too can be avoided.

Whichever chart you choose, there is only one reality. Therefore you
could experiment with using more than one chart and see where they
point in the same direction. If two charts agree on June being a good
time, then it most likely is.
